How TenantPoint handles it

Six parts of the tenant portal, one connected record.

01

Passwordless sign-in

Tenants get a secure link by email—no password to manage, no separate app to install—and only ever see their own property, suite, and records.

02

Lease and rent schedule

Lease terms, every step of the rent schedule, and important lease dates, from the lease on file.

03

Documents

The signed lease documents on file for their space, plus the property notices, CAM reconciliations, and other documents you choose to share—each one downloadable.

04

Balance and statements

The current balance, whether it's due now and when rent is next due, payment history, and monthly statements to download as CSV or PDF—read-only, and priced by the same ledger as your Collections.

05

Maintenance requests

A short guided flow—category, details, access instructions, and photos—then a status view with your updates and a place to message you about the request.

06

Insurance certificate

Tenants upload their certificate of insurance and see its status, instead of emailing it to you.

The outcome

Fewer repetitive tenant emails and calls, one record of every request, and you still decide what each tenant sees, who's assigned, and what's approved.

01 / 03

Built for the questions tenants actually ask

Most tenant emails and calls come down to the same few questions: what do I owe, can you resend my lease, is anyone coming, did you get my certificate. The tenant portal answers those directly, without you in the middle of every one.

A tenant signs in with a link you send and finds their lease, balance, statements, and documents, reports an issue through a short guided flow, and checks back on their own—the same information you'd otherwise text or email them, just always available.

Self-service for tenants, control for you

Giving tenants a portal doesn't mean giving up control. You choose which sections each tenant sees, share or stop sharing documents one at a time, and can revoke a tenant's access whenever you need to, without deleting anything in your records. Every maintenance request a tenant submits comes to you first—you review it, assign it, and decide what happens next. The tenant sees status and your updates and can add a comment; they can't assign work, approve an estimate, or change a due date.

  • Passwordless sign-in link, sent by you

What the portal doesn't do yet

Tenants can't pay rent in the portal yet. Their balance, payment history, and statements are read-only, so keep collecting rent the way you do today and record it in Collections. A tenant login is scoped to exactly one property and suite—there's no switcher for a tenant who leases space in more than one of your properties.

Messaging is limited to maintenance requests: a tenant can comment on a request, but there isn't a general inbox yet.

Good to know

Questions owners ask about this.

Do tenants need a separate account?

They need a login, but not a password to remember. You invite them by email, and they sign in with a secure link.

What can tenants see in the portal?

The sections you leave on for them, such as their lease terms and rent schedule, their lease documents and anything you share, their balance, payment history and statements, their maintenance requests, and their insurance certificate. A tenant only sees their own property and suite—never another tenant's information.

Can I control what each tenant sees?

Yes. For each tenant you choose which portal sections they can see, share or stop sharing individual documents, and revoke access entirely. Revoking signs the tenant out and deletes nothing in your records.

Can tenants see CAM or rent statements in the portal?

Yes. Tenants see a monthly statement of their charges and payments, downloadable as a CSV or PDF and priced by the same ledger as your Collections. A CAM reconciliation shows up in their Documents once you share it.

Does the tenant portal allow payments?

Not yet. TenantPoint doesn't process rent payments through the tenant portal or anywhere else. Tenants can see their balance, payment history, and statements; payments still arrive the way they do today, and you record them or match them from bank activity.

Can tenants message the property owner?

Within a maintenance request, yes—they can add a message you'll see, and they see the updates you share on that request. There isn't a general inbox outside of maintenance requests yet.

Are tenant portal users included in pricing?

Yes. Inviting tenants to the portal isn't a separate add-on or a per-tenant charge.
