Free owner toolkit

Tools that do the math owners do by hand.

Calculators, trackers, and templates for the numbers a commercial owner checks every year. They’re free, need no account, and state their assumptions plainly. When the spreadsheet stops being enough, the same work runs from your leases in TenantPoint.

  • Free, no signup
  • Nothing you type is sent to TenantPoint
  • Download a CSV or print most results

Calculators

One question, one clear answer.

Enter a few numbers from your lease or operating statement and get a plain-English answer with its assumptions stated, ready to check against your own spreadsheet.

Checklists & calendars

Printable checklists for the work around the numbers.

Each one opens as a page you can print or save as a PDF. The operating calendar also downloads as a CSV you can import into any calendar or spreadsheet.

Good to know

About these free tools.

Are these tools really free?

Yes. Every calculator, generator, tracker, template, and checklist on this page is free to use, with no account and no email address required.

Is anything I enter sent to TenantPoint?

No. The calculators run entirely in your browser. The rent roll generator and lease date tracker save your entries in this browser's local storage so you can come back to them, and you can clear that at any time. We count anonymous usage, such as which tool was used, but never the numbers you type.

How accurate are the results?

The math is deterministic, so you can check any result against a spreadsheet, and each tool says which lease terms it doesn't model, such as exclusions, gross-ups, or base years. Use the results to check your own numbers, not as legal, tax, or accounting advice. The signed lease controls.

Can I save or share a result?

Most tools can download a CSV or print a clean page you can save as a PDF. The rent roll template is a CSV file that opens in Excel or Google Sheets, and every checklist prints on its own.

General information for commercial property owners, not legal, tax, or accounting advice. The signed lease controls.

When the spreadsheet stops being enough

Run the same work from your leases.

TenantPoint keeps leases, rent, CAM, and tenant records in one workspace for owner-operators. No credit card required to start.
