Arithmetic, not interpretation
Every date comes from what you type. The tracker never reads or interprets lease language; it does arithmetic on the dates and day counts you confirm.
Add each tenant’s commencement, expiration, renewal notice period, option window, and next rent change. The tracker turns them into one list of deadlines sorted by days remaining, so a notice date doesn’t pass unnoticed inside a PDF.

The fields to pull from every lease, the renewal steps to calendar, and a rent roll template to keep the results in one place.
Step by step
Enter the tenant and the term's commencement and expiration dates, exactly as the signed lease states them.
The notice period and option window, in days. The tracker shows the deadline it works out before you save.
Deadlines are sorted by days remaining and banded by urgency. Export the CSV or print it for your records.
What the result means
Every date comes from what you type. The tracker never reads or interprets lease language; it does arithmetic on the dates and day counts you confirm.
Within 30 days (red), 31–90 days (amber), within a year, and more than a year out. Past dates stay visible at the bottom so a missed deadline is obvious.
A monthly review across a small portfolio, or a quick sanity check before a tenant conversation. For an always-current record tied to the lease document itself, that's what TenantPoint's lease intelligence is for.

Good to know
You enter how many days before expiration the lease requires notice (for example, 180). The tracker subtracts that many calendar days from the expiration date. It doesn't move a deadline that lands on a weekend or holiday. Some leases specify months rather than days, or count from a different anchor date; convert carefully and confirm against the signed document.
How renewal option windows workMany leases let a tenant exercise a renewal option only during a window: for example, no earlier than 12 months and no later than 6 months before expiration. Enter the later limit as the notice period (about 180 days) and the gap between the two limits as the option window (about 185 days); the tracker then shows when the window opens. Leave it blank if the lease has no such window.
Count back on a calendar from the expiration date to the date the lease describes, then enter the number of days between them. Six months before a September 30, 2027 expiration is March 30, 2027, which is 184 days. Months vary in length, so multiplying by 30 can put the deadline a few days late. If the lease says whether a deadline on a weekend or holiday moves, follow that.
Each date gets a band by days remaining: within 30 days (red, act now), 31 to 90 days (amber, plan for it), within a year, and more than a year out. Dates that have already passed stay at the bottom of the list, so a missed notice deadline is easy to spot rather than silently dropping off.
Beyond expiration and renewal notices, owners commonly track rent commencement and scheduled rent steps, expansion or termination options, rights of first refusal, insurance certificate renewals, and the deadline for delivering annual CAM statements. This tracker covers commencement, expiration, one renewal option, and the next rent change; keep the others in your own calendar or lease abstract.
Use the lease abstraction checklistEach row tracks the current term and one upcoming option. When a lease is extended or amended, edit the row: change the expiration date and the notice period to match the new document. If the lease has a second option, enter it after the first one is exercised, since its dates usually depend on the new expiration.
Managing lease amendments and extensionsOnly in your browser's localStorage, on this device. Nothing is sent to TenantPoint. Clearing your browser data, or using the Clear saved data button, removes it, and it won't follow you to another device. Download the CSV if you want a copy.
No. This is a visual tracker you return to; it doesn't send emails or calendar alerts, so add the most important deadlines to your own calendar too. TenantPoint's lease intelligence records the same dates on each lease record inside your workspace, shows them on Home as they approach, and can email you when one comes within 90 days.
